Approached down a quiet lane, as you turn into Wellbrook Place you get an immediate sense of privacy and tranquillity. The house itself is full of wonderful spaces to enjoy. The living room is spacious and perfect for large groups, rich with comfortable furnishings and a cosy wood burner.
Nestled in a secluded rural village of Vines Cross in East Sussex, Wellbrook Place offers luxury accommodation for up to 20 people and is surrounded by beautifully maintained gardens which are exclusively yours. Just over an hour away from London yet surrounded by glorious countryside the house is a perfect setting for a birthday celebration, a family gathering or a corporate retreat. The property is ideally located close to the East Sussex coast for enjoying beach days out, beautiful walks and exploring historic towns.

The kitchen is light and airy and provides an ideal space for socialising whilst preparing food and drinks. This open plan modern space is well-stocked with everything you will need to cater for a large group, whether you choose to cook yourself or bring in a professional chef.The kitchen is connected to the dining room which has a large oak table which comfortably seats 18 and there are extra tables if needed to extend the dining space. Large French doors open out into charming gardens with additional seating and a BBQ area.
Outside, you can enjoy the serenity of the large picturesque garden and the impressive countryside views. Relax in the hot tub, play a game of tennis on the tennis court or enjoy a glass of wine on the patio seating area. The lake is also a fantastic spot to sit and enjoy a picnic.
In the house, the staircase leads up to the games room where you will find a large television, music system and ping pong table. The eight spacious double bedrooms, some with additional beds, offers sleeping for up to 20 people. Four of these are en-suite. There is also a family bathroom and a downstairs w/c. There is high-speed broadband and WIFI throughout the house.
At Wellbrook Place, you are just a short drive from the village of Cowbeech where you can enjoy a hearty Sunday lunch at a cosy pub. If you need to pick up the ingredients for dinner, simply drive five minutes to the little village of Horam where you’ll find a co-op or a 10-minute drive to Waitrose in Heathfield. There are so many local activities to do in the area from paintballing in Hailsham to golf courses. Alternatively, put on your walking shoes to explore one of the many hiking routes which lead directly from the house into the rolling countryside of High Weald AONB. If you’re in the mood to venture further afield, it’s only a 20-minute journey to the south coast for a day on the beach.

Wellbrook Place is in a great location with a wonderful pub nearby and it’s a beautiful, spacious house with extensive, immaculately kept grounds. The kitchen is always very important to us as we feel like that’s where we end up spending most of our time. Wellbrook Place’s kitchen is huge, well-equipped and has french doors overlooking the grounds. The bedrooms are spacious with very comfy beds and the hot tub and tennis court are extra special touches. Highly recommended.
Such a great stay – everything even better than expected and could not recommend this place enough! Stunning grounds and such amazing amenities including tennis court and hottub. Wellbrook Place was very clean and well-kitted out for our group of 20 people. Communication with the hosts was easy and when we had an issue, the caretaker arrived almost immediately.
