There is a point every autumn when the family chat goes quiet on the question of Christmas. Whose house is it this year, how many beds are there, and who is cooking.
A house of your own takes most of that away. Everyone under one roof, nobody else in the building, and room for the whole group at the table and around the fire.
Our houses are dressed for Christmas from 1 December, and most have dates right through the month, so the festive part can start well before the 25th.
These are the houses still open this season. Availability moves every week, so check the dates on each house page, or ask us and we will tell you what is free.
Christmas 2026
Houses open for Christmas
Three houses, from a cottage for six in Suffolk to a country house for 40 in Herefordshire.
Fawley Court
Christmas lunch in the Great Hall, an indoor pool for Boxing Day morning and a hot tub that seats eight. The games room takes care of the evenings.

New Year’s Eve 2026
Houses open for New Year
Nine houses are open across New Year. Fawley Court, Old Lakenham and Gardeners Cottage, above, are open for both Christmas and New Year. These are the other six, from Dorset to the Yorkshire Dales.
Caer Beris Manor
21 bedrooms and 21 bathrooms in private riverside grounds, with a hot tub and a professional catering kitchen. Room for the whole party to see the year in together.

Model Farm
A large wooden hot tub and an orangery for New Year's Eve dinner. Two kitchens, so the cooking gets shared out.

Marshwood Manor Cottages
Five cottages around a courtyard, so every household has its own front door. A communal dining hall, a games room and ten acres bring everyone back together.

A Grade II listed house from the late 1500s in private woodland inside the national park. Open fires, a vaulted dining room, a cinema room, sauna and outdoor hot tub.

Christmas, for the whole of December
Our houses are dressed for Christmas from 1 December, and most of them still have dates right through the month. So the festive part does not have to wait for the 25th: a weekend with friends, a work Christmas party, or the family get-together that never quite fits around Christmas Day.
Not every house is open on every date, so tell us when you are thinking of and how many of you there are, and we will come back with what is free.
